What knockdown texture is

Knockdown is a sprayed texture that gets flattened with a wide knife while it is still wet. The result is a subtle, mottled pattern, nothing like the heavy acoustic popcorn it replaces. It is the standard ceiling finish in a lot of Charleston homes built from the 1990s onward.

After we scrape the popcorn and repair the drywall, we spray a thinned joint compound in a splatter pattern, wait a few minutes, then knock the peaks down. Once dry, it is primed and painted like any other ceiling.

You can choose the density. A light "splatter knockdown" reads almost smooth from the floor; a heavier pattern hides more and makes a stronger visual statement. We show both on a sample board before the estimate is final.

When knockdown makes sense

Smooth is the most requested finish in Charleston, but knockdown is the right answer more often than people expect.

Your other ceilings are already knockdown

If you are removing popcorn from one older section of the house and the addition or the rest of the home has knockdown, matching the texture keeps the house consistent. This is common in Summerville and Goose Creek, where 1980s homes sit next to 2000s additions.

The drywall is rough

Decades of settling, old repairs and water damage leave some ceilings with surfaces that would need a full level-5 skim to look good smooth. Knockdown hides minor imperfections and can cost less in labor.

You want a forgiving finish

Smooth ceilings show every future nail pop and hairline crack. Knockdown camouflages them, which matters in a house that moves seasonally with Lowcountry humidity.

You are refreshing a newer home

On Daniel Island and in newer Mount Pleasant neighborhoods, popcorn is rare but dated orange-peel or patchy knockdown is not. We can retexture those ceilings to a clean, consistent knockdown.

Knockdown vs. smooth: cost and trade-offs

Typical ranges for the Charleston area, not quotes. After popcorn removal at $1–$2 per square foot, the knockdown retexture add-on runs about $0.80–$3 per square foot, while a skim coat add-on runs about $1–$1.50. Both still need prime and paint at $1–$3 per square foot.

The ranges overlap because knockdown trades sanding labor for spray labor. A light knockdown over decent drywall is usually the least expensive finished ceiling. A heavy knockdown on a vaulted ceiling can cost as much as a smooth finish. Vaulted and high ceilings add about 50% either way.

The bigger difference is in the look. Smooth is what agents list as a feature and what most buyers of renovated Charleston homes expect. Knockdown is practical, durable and still a massive upgrade from popcorn. Our post on smooth vs. knockdown ceilings goes deeper, and the cost guide has the full price table.

How we apply knockdown texture

  1. Remove and repair

Popcorn is wet-scraped, then nail pops, seams and any stains are fixed. Texture hides small flaws, not cracks or water damage.

  2. Mask

Spray texture travels. Walls, floors, fixtures and trim get fully masked, and doorways are sealed.

  3. Sample board

We dial in the spray pattern and knockdown timing on a test board, matched to your existing ceilings if you have knockdown elsewhere.

  4. Spray and knock down

Compound goes on in a controlled splatter. After a short set, we flatten the peaks with a wide knife for an even pattern.

  5. Dry, prime, paint

Full drying before primer is non-negotiable in our humidity. Then two coats of flat ceiling paint and cleanup.

Frequently asked questions

Short answers to the questions Charleston homeowners ask most. More on the full FAQ page.

Is knockdown cheaper than a smooth ceiling?

Often a little, but not always. The knockdown texture itself typically runs $0.80–$3 per square foot after removal (Bob Vila, HomeLight), while a skim coat runs $1–$1.50. Knockdown needs less sanding and hides small flaws, so labor is usually lower, but a heavy texture can cost more than a light skim. We price both on the estimate so you can compare.

Can you match the knockdown texture already in my house?

Usually yes. We test the spray pattern and knockdown timing on a sample board, then compare it against your existing ceilings before spraying the real thing. A perfect match on an old, hand-applied texture is not always possible, but we can get close enough that the difference disappears once everything is painted the same color.

Does knockdown texture need to be painted?

Yes. Sprayed joint compound is porous and off-white, and it will stain and flash if left bare. We prime and paint knockdown as a standard part of the job, usually with a flat ceiling paint. Painting also seals the texture against Lowcountry humidity. See our ceiling painting page for the details.

How long does knockdown ceiling texture take?

Spraying and knocking down a room takes a few hours, but the ceiling has to dry before priming and the compound dries slowly in Charleston humidity. Plan on the texture day plus one to two days for drying and paint. A whole single-story house with removal, texture and paint usually runs three to five days.

Will knockdown texture hide cracks and water stains?

It hides minor surface imperfections, which is one of its advantages over smooth. It does not fix cracks or stains. Those need to be repaired and sealed first, or the crack will reappear through the texture and the stain will bleed through the paint. We handle that during the drywall repair step before any texture goes on.
