Every suburb in the Charleston metro grew fastest after 2000, but the homes built between 1960 and 1999 are where popcorn ceilings concentrate, and that is a large share of the housing stock here: roughly 97,000 units in Charleston County alone. In West Ashley, James Island, Hanahan, Ladson and the beach islands, well over half of all homes date from that era. Charleston County

The peninsula, West Ashley, James Island, Johns Island, Mount Pleasant and the beach towns. About 46% of the county's 210,000 homes were built 1960–1999, with the 1980s the single biggest pre-2000 decade. Expect vaulted ceilings in 1980s subdivisions and condo regimes near the water.

Berkeley County

Goose Creek, Hanahan, Moncks Corner and Daniel Island. Hanahan has the county's oldest stock, with the 1960s and 70s making up a third of its homes; Goose Creek's Crowfield Plantation is classic 1980s construction. Permits for the county run through Moncks Corner.

Dorchester County

Summerville plus the Dorchester Road side of North Charleston and Ladson. Summerville's Ashborough, Pine Forest and Newington Plantation neighborhoods date from the 1970s–90s; Ladson's Tall Pines is 1970s brick ranch country. The county enforces the 2021 IRC, which exempts cosmetic finish work like ours from permits.
