Popcorn Ceiling Removal in Kiawah Island, SC
Kiawah sales began in 1976 and the 1980s built most of the island, so many villas and homes still have the sprayed ceilings they were finished with. We smooth them for Kiawah and Seabrook Island owners, gate passes and regime paperwork handled.

Why popcorn ceilings are common in Kiawah Island
Kiawah's housing follows its resort history. Real-estate sales began in 1976, the year Cougar Point opened, and the 1980s are the biggest construction decade at 34.5% of all units. Add the 1970s (20.2%) and 1990s (16.9%) and about 72% of Kiawah's 3,865 homes were built between 1970 and 1999; the median year is 1989, and only 9.6% dates from 2010 or later. Seabrook Island next door is similar: developed from 1970, a town since 1987, with villas and single-family homes.
Nearly 70% of Kiawah homes are detached, in Vanderhorst Plantation, around Night Heron Park and at Cassique and The Settlement. About a quarter are villas in buildings of 3 to 19 units: Seascape (1979 oceanfront condos), Shipwatch and Mariners Walk on West Beach, Turtle Point and Windswept on East Beach. It is a second-home market: 68.7% of units are vacant at any count, and 2,000 full-time residents swell past 10,000 in season.

Asbestos and older Kiawah Island homes
A fifth of Kiawah's homes were built in the 1970s, inside the window SCDES says is most likely to contain asbestos, and the agency lists popcorn texture as a common asbestos-containing material. Because leftover products were used into the 1980s, the island's biggest decade, we recommend a lab test on any ceiling textured before 1990. Our asbestos testing service collects the sample; results typically run $50–$100 each.
Building type decides the rules. A detached home, or a villa in a building with four or fewer units, is generally exempt from state notification; a negative result means we start right away. A positive result means an SCDES-licensed abatement contractor removes the material first; we are not an abatement contractor and never remove asbestos. We finish the ceiling after clearance.
Many Kiawah and Seabrook villa buildings have five or more units, which makes them regulated: licensed inspection, abatement and state notification are required if asbestos is found. We finish the ceiling once the unit is cleared.

Kiawah Island popcorn ceiling questions
Kiawah is gated. How does your crew get in, and does the ARB need to approve ceiling work?
Visitors enter through the Beachwalker Drive gate with a pass, which the owner or property manager arranges for our crew. Kiawah's Architectural Review Board and KICA design review cover exterior and landscape changes; interior work like texture removal, skim coating and painting is not in their published scope. Villa regimes may still ask for notice, and we supply whatever your manager requests.
Do you work on Seabrook Island as well?
Yes. Seabrook is just past Freshfields Village and shares Kiawah's 1970s–1990s villa and single-family stock. It has its own property owners association (SIPOA) and covenants, and its gate works the same way. We recommend the same pre-1990 asbestos test and follow the same regime rules for villa buildings.
Our villa is a short-term rental. Can you finish between stays?
Short-term rentals are allowed on Kiawah under the Town's ordinance, and most villa owners plan work around the booking calendar. We quote the job as consecutive days, usually in the off-season, with drying time for the skim coat and paint before the next arrival. In a regulated villa building, allow extra days for the lab result.
