Freshly finished smooth ceiling in a Charleston-area living room

Who we are

Charleston Popcorn Removal is a popcorn ceiling removal service based in the Charleston area. We do one thing: take dated acoustic texture off ceilings and leave a smooth or knockdown finish that is primed, painted and ready to live under. We are not a general painting company that fits popcorn in between exterior jobs, and we are not an asbestos abatement contractor.

The Lowcountry has a lot of this ceiling. Roughly 97,000 Charleston County homes were built between 1960 and 1999, and West Ashley, James Island, Hanahan, Ladson and the beach islands have an even higher share of popcorn-era housing. Most of those ceilings are still textured. We exist to fix that without turning your house into a construction site.

Our standards

Test before we scrape

Any ceiling in a home built before 1990 gets a lab test unless you already have a negative result. If a sample comes back positive, we refer you to an SCDES-licensed abatement contractor and come back only after clearance. We do not remove asbestos.

Contain, then clean

Plastic on doorways, floors and fixtures; masked HVAC registers; wet scraping so texture does not go airborne; debris bagged as it falls. The room is vacuumed and wiped down at the end of every day.

Finish it properly

Bare drywall is not a finished ceiling. Our standard job includes skim coat or knockdown, sanding, primer and two coats of flat ceiling paint. If the finish is not right once it is painted, we come back and fix it.

Tell you the truth about cost

Our cost page publishes typical ranges and a calculator so you know what to expect before you contact us. Your quote is written, itemized by room and finish, and does not change unless the scope does.

How we price a job

We price by ceiling square footage, finish level and condition. Unpainted popcorn on a standard-height ceiling is the baseline. Painted texture and vaulted or high ceilings each add about 50% because they take significantly more time. Smooth skim-coat finishes cost more than knockdown. Several rooms done together cost less per foot than one room alone.

Estimates start from photos and room sizes you send through the quote form; larger or unusual jobs get a short on-site visit before the written quote. The ranges on this site come from published sources such as Fixr, Angi/HomeAdvisor and Thumbtack and are labeled as estimates. Read about how a job runs or request your free quote.
